Construction has started on 58 new affordable homes at 2782 Spencer Road in Langford.

This week the Capital Regional District (CRD), in partnership with the Province of BC and the Capital Region Housing Corporation (CRHC), issued the announcement.

“Our government is working hard to create affordable housing across the province,” said Premier John Horgan, MLA for Langford-Juan de Fuca. “This new housing will mean that dozens of families will have a place they can call home and they will be able to do so in the beautiful community of Langford.”

“As the largest non-profit housing provider on Vancouver Island, the CRHC is a strong community partner that can make a real difference in people’s lives by delivering affordable housing and services to over 3,500 residents,” said Lisa Helps, Capital Region Housing Corporation Chair. “I’m confident this development will make a significant impact to housing solutions with 58 much-needed affordable homes.”

The Langford way:

The City of Langford prides itself on continuing to find ways to include affordable housing in their residential mix. This increases the population each year.

Mix of unit sizes:

Located near Langford’s urban centre, 2782 Spencer will be a 5-storey wood-framed building with a mix of unit sizes from studio to 2-bedroom, providing homes for low to moderate income seniors, individuals and families, including those with disabilities. Parks, shopping and schools are nearby in the Goldstream Avenue, Jacklin Road and Leigh Road areas.

Proposed features:

The residential building at 2782 Spencer Road in Langford will include these features:

  • Studio, one bedroom, one bedroom accessible, one bedroom plus den, and two bedroom units
  • 11 units at rent geared to income deep subsidy ($375/month)
  • 1,000 sq. ft. amenity room for residents’ use
  • 58 parking spaces, including three accessible spaces
  • The project will meet BC Energy Step Code 4

Funding:

The estimated project cost is $19.9 million. BC Housing is providing $5.9 million through the Community Housing Fund.

Fall 2022 completion target:

The 2782 Spencer Road project is part of a larger redevelopment that includes the Tri-Way Mobile Home Park lands and a mixed-use commercial area along the Trans-Canada Highway.

The Capital Region Housing Corporation (CRHC) will operate the building.

Construction is anticipated to be complete in fall 2022.
